ADUs and Home Additions Are the Best Bang for Your Buck in Clark County – By the Numbers

We talked recently about why ADUs and home additions tend to be one of the smartest investments you can make on your property, and why a lot of the barndominium excitement floating around social media doesn’t translate the way people expect once it hits Washington. Since then, a few people have asked us to back that up with real numbers. Fair request. Here’s what the data actually says.

Start with value. Homes with a permitted ADU generally sell for meaningfully more than comparable homes without one. The National Association of Realtors puts the nationwide bump at around 35 percent. Other industry research lands in a similar range, generally showing a 10 to 25 percent increase, with some properties seeing gains over 50 percent depending on the market and how the unit is built out. That’s a return most home improvement projects simply can’t compete with – a new kitchen or a bathroom remodel doesn’t move the needle on appraised value anywhere close to that.

Here in Clark County specifically, that math matters even more, because the average home value in the county is sitting around $556,000. A 20 to 35 percent lift on a number that size isn’t a rounding error. And the county allows up to two ADUs per residential lot, with urban units permitted up to 1,000 square feet, or 1,500 square feet on lots 20,000 square feet or larger – so there’s real room to build something that actually adds usable, valuable space.

Now here’s where the TikTok comparison falls apart. A barndominium nationally averages somewhere between $65 and $160 per square foot to build, and in Texas that runs about $68 to $168 per square foot, while Oklahoma comes in around $62 to $152 per square foot. Those are the videos you’re seeing of cheap land, favorable codes, established metal-building supply chains, and a labor market built around exactly this kind of construction.

Washington is a different cost environment entirely. Barndominium construction here runs closer to $130 to $320 per square foot, roughly double the Oklahoma number, sometimes more, before you even factor in our seismic requirements, energy code, and permitting. The structure you saw online for $150,000 is not a $150,000 structure here.

The same regional gap shows up in ADU pricing. Nationally, ADUs run about $150 to $300 per square foot, averaging around $180,000 total. But a realistic all-in Washington ADU budget runs from the low six figures for a simple conversion up into the mid-to-high $400,000s for a detached unit in a pricier metro, and in Seattle specifically, detached units are running $400 to $650 per square foot all-in. The state did make this more workable than it used to be – HB 1337 now forces cities in urban growth areas to allow two ADUs per lot, drop owner-occupancy requirements, and cut parking mandates and impact fees but “more workable” is not the same as “as cheap as Oklahoma.”

None of this means don’t build. It means build with real numbers, priced for where your property actually sits. An ADU or addition here in Clark County still pencils out as one of the best investments on your property. It just doesn’t pencil out at an Oklahoma price tag, and no contractor who tells you otherwise is doing you a favor.
